# Qualified Investor visa: what changed in September 2026

Executive Decree 17 of 2026, published in Official Gazette 30613 on September 16, 2026, replaced the Qualified Investor rules and took effect on its publication. New property stays at B/. 300,000, but resale property now needs B/. 500,000. Some sites give October 15, 2026 as the start date; that date is not in the decree.

## How the property is valued

The value that counts is the lower of the price you paid and the commercial value, minus any liens. The Ministry of Commerce can ask for a commercial appraisal at your cost if it has reasonable doubts.

## Fees

The main applicant pays B/. 5,000 to the National Treasury and B/. 5,000 for repatriation, and each dependent B/. 1,000 and B/. 1,000. These did not change.

## How it compares with Friendly Nations

Friendly Nations asks for B/. 200,000 in property or a deposit, but only for nationals of 51 countries, and starts with a two-year provisional permit.
